Abstract title:

This is what the company originally prepare. Although this is only an abstract, it involves a lot of effort because they have to see the county in which the property is logged. In the abstract, they would show the rightful owner of the property.

They will also determine if there are any mortgages, liens, unpaid taxes and assessments. All this information is important and must be done before the property can be transferred. The abstract should also indicate the restrictions, leases or easements affecting the property.

After the abstract title is created, the title company will issue the opinion letter. They will also offer a Title Insurance Commitment to the lender or buyer if the insurance policy will be released to the property.

These documents will mark the beginning of a process of completing other requirements necessary to achieve a good title. If there are problems to be solved and things should be improved, appropriate measures should be taken.
